TGV Landscaping Update

Dear Residents,

It has been brought to my attention that a few residents are querying why the landscapers are on site and cutting the same areas of grass. To confirm Cut N Clear landscapers are employed by the TGVCIC to maintain any amenity areas that have been handed over to the TGVCIC. Since The Stray was handed over in early February the team have been attending site two to three days per week to ensure all areas that have been handed over to the TGVCIC are maintained properly. As we are now coming into the peak of the grass growing season the landscapers have been attending site three days a week, and the team size can vary from two members up to five members dependent on the areas of grass that need to be cut.

A few areas have been cut a number of times as the team were not able to access all parts of the TGVCIC land due to the wet weather in February and March, the boggy nature of the clay soil around the development also does not assist them in being able to access all TGVCIC areas if it has been wet. The landscapers use a mulching mower that can leave grass arisings which is why they will go over certain areas a couple of times in a week to ensure there are not any arisings and the grass is kept to a very good standard. The landscapers are not attending anymore than they did prior to lockdown and they are still operating at the same fixed contract price. Cut N Clear want to ensure that all TGVCIC areas are maintained to the highest standards and as is evident by their visits they are doing this. Next week along with the grass cutting you will see them pruning hedges, undertaking shrub bed works and weeding works where required.

I have been notified that there are some of the developer’s landscapers on site undertaking some small areas which may have caused some confusion as to how often the TGVCIC landscaping team were visiting site. Below is an update that Preim issued prior to the service charge invoices being issued, this update will confirm which areas are handed over to the TGVCIC.

I appreciate that currently there are a lot of verges, hedges and other amenity grass areas that are not being maintained, the reason these are not being cut by the TGVCIC landscapers is that the areas have not been handed over to the TGVCIC and will still be the responsibility of the developer. Legally Preim can only authorise expenditure on areas or assets that belong to the TGVCIC, unfortunately due to this our landscapers cannot rectify a lot of the areas that belong to the developers. The areas that are currently being neglected and not maintained will be raised with the developers as a priority once they are back on site and working.
